The mortgage market has evolved significantly over the years and especially in the past few. When an advisor recently sent us a self employed client who was declined by their bank to discuss a mortgage, he was about to lose an $80,000 deposit on a new home. 

Because we as brokers have access to the entire lender market, including various lender programs, alternative and private equity lenders, we were able to secure financing for him within 5 business days to his closing date and at a great rate. We can approve mortgages the banks simply cannot. 

If the client had called us first, he would have avoided the disappointment and despondency of being declined as we would have achieved their goals the right way, right away!
